Tips for Renovations

Whether it’s your first home, an investment property or your third or fourth home, renovating can be a stressful, frustrating, rewarding experience.

By ROB WALMSLEY

There are lots of different things to consider so it’s not difficult to get confused. However, don’t let this fear stop you from going ahead and carrying out the alterations.

These days there are a number of TV shows, websites and books to assist with design, purchasing products and “how to” in order to get the desired finish.

Have a Plan

Get a clear idea of your intention, what’s the look you are going for? How much will it cost? How long will it take?

Without a plan you may find yourself with lots of jobs on the go at once without any finished. Choose a room and get it done, then go on to the next.

If you are replacing the kitchen, don’t rip the old one out then go shopping for a replacement. Unless you have a stock standard size you will be unable to buy off the shelf, and standard size is a rarity.

Be Patient

Renovating takes time. Unless you can dedicate all of your day to the job and have a team of experts to assist you, don’t expect a full renovation to be finished in a few days. The mess and displacement of your day to day life will soon be back to normal and working on the job yourself, even if only in a supervising role, is very rewarding.

Can You Afford It?

You knew I’d get to this eventually. Speak to me about increasing your mortgage to carry out the renovations. If it’s a major extension, you may need a construction loan which is staged the same as a new home, but if you have the equity in your home, you will have full control. Either way, give me a quick call on 0402 203 303 to discuss options and repayments or email me at rob@rwfs.com.au.
